Why boards are paying attention

Florida buildings three or more habitable stories tall must complete milestone structural inspections and maintain reserves for major components like roof, structure, waterproofing, and exterior painting. The cost of catching problems late can be staggering.

Milestone inspections

Condo and co-op buildings 3+ stories complete a structural milestone inspection — performed by a licensed engineer or architect — generally by the year the building turns 30, then every 10 years.

Reserve studies (SIRS)

Structural Integrity Reserve Studies, prepared by a qualified professional, require boards to fund reserves for the building envelope on a 10-year cycle — these can no longer simply be waived.
